since you specialise in JB propoerty, can you give us a review of the properties developer in JB.

I am interested in Bandar Dato Onn.

plse comment on the location, design, landscaping and most important – is it a good investment location.

Hi Jeff,

We are unable to give you such a review at the moment because we are more focused on completed projects in Johor Bahru which have proven their management, neighborhood and return on investment.

hi ,

All the si-fu out there, I need advice on the above matter, my daughter is working in JB and have intention to purchase a condo unit around Aminah Hospital.
The condo is only 713 sq feet . 3/4 furnished and price is a whooping RM260k
please advise whether the price is reasonable or can you recommend other properties which is cheaper.
She works at the hospital Aminah.

Hi June,

RM260k for 713 sqf is considered high in that area. I suppose it is Sri Samudera condo which I have posted many comments about it in this blog.
If she really likes the place, you can ask her to find more property agents to look for other units in the condo. Otherwise, try to negotiate by offering a price below RM200k and wait for the reply. To look for a good investment, patience is all you need.

Hi,
I’m from Ipoh who is working and staying in Singapore.I’m planning to buy a terrace house(Single or double story,new or second hand) for own stay around JB area with good neighborhood,convenient,budget between RM200K.As I’m planning to settle down in JB to earn my living.I will appreciate if you can provide me some of the following informations:
1.)What is your opinion and advise on Permas Jaya in terms of living environment?Is It a good location to stay.Or you can recommend me other good options?
2.)Can I have the details of some of the reputable JB housing developers and agents as well?This is for my reference use only so that I can buy a good property to stay.

Hi Kar Leong,

1. Permas Jaya’s biggest problem is the traffic system. However, I am not staying there and hence can’t give you much opinion about the living environment there.

Hi Mr Ong

We are looking to invest in a 720 sq ft apartment in Duta Impian (Embassy Suites) in JB. Price there is about RM200k ~ RM250K. Strata title is already issued. Maintenance is RM150/pm. Would you consider this aaprtment to be a good investment. I read on a some forums that there is no way for JB apartments to appreciate in price. Price always falls after launch. Is that true? Maybe we should invest in landed house? But rents for landed house seem very low. Thanks for your advice.

I am looking for a condominium to buy near CIQ as I work in Singapore and would like to stay in JB. A seller is asking for up to 380k for a 12th floor unit and I think there are quite some renovation work required. What is your opinion on Wadihana condominium as a home/investment for future?

Hi Ong,

There’s a new service apartment named “Sky Executive Suite” located in Bukit Indah by SP SETIA. The developer are selling at RM281k for the 20th floor unit TOP on 2013. Its a studio built in 751sf. please advise if this is a good or bad investment.

Hi ongkl,

I am a johorean who is working in Singapore stay in JB, bukit indah area

I am interested to forked out some of my savings to invest in property in this area. However, the thought of investing on landed or condo is always in my mind. Have done some research on benefit of investing on landed and condo, but hope to get some expert advise from you as i can see that you are very perience in johor property.

My budget around 180k-280k, i am thinking of investmeting on studio apartment but very doubt that who will rent a RM1000+ apartment in johor and travel to singapore work every month (have read some of your articles that condo is the best renting investment)

What do you think ?

Hi Richard,

Apartments in different locations of JB will have different target tenants. You may need to work with your agent to find out more of the rental demand in each area.
On average apartment has higher rental yield compared to landed property, which produces better cash flow income. While landed property in good location promises higher appreciation in long term.

I believe it will be more important for you to understand first what type of investment you are looking for, i.e. cash flow or capital gain.
My advice is always go for cash-flow-generating property (apartment/condo) first before you invest extra capital into higher risk investment.

Hi,

Been link to your website since I started searched for house at JB. I am currently work at Singapore and plan to buy houses at JB for purpose of own staying and investment.

Currently, I had bought a double storey terrace at Taman Mount Austin, original unit for RM 215K, do you think this is a good deal?

For your information, I am now also in progress of finding a good house loan package. Any good mortgage brokers can you recommended to me? Floating or fix interest? ZEC or Non ZEC? Islamic or conventional package?

Lastly, which area at JB is worth to buy for investment? Is Gelang Patah area a good place to invest on? As the Legoland and Nusajaya is located nearby there. Would like to hear your professional advice on this.

I’m transferring to hospital sultanah aminah in March 2012, i’m interested to rent/buy the studio unit (460sqft) of Sri Samudra condo due to the close proximity to the hospital. Kindly advise on the reasonable price for rent/sale of this condo. Thank you.
