I already bought the semi-D unit in Mapple Red. I personally prefer the cluster house but by the time i knew bout this project all already sold out and just left the semi-D. So, afraid that i won’t get this price in other area for a semi-D with nice design and spacious, we make our decision to buy it. So, we will be neighbour soon :))

It’s nice to hear from you. Which side u bought coz my unit is facing the semi-D. The semi-D is also not bad, anyway. i saw an advert in i-property which is showing that the cluster (corner unit) is selling at RM538K. The price has increased tremendously i.e. more than RM100k+++. My only concern right now is worrying that most of the buyers over there bought for investment purpose, not for occupying! Then the neighbourhood will turn up bad and ugly.
Most probably we will get our key by 2nd quarter of 2010.

I saw there are few add for sub-sale at adda heights esc maple red. they hike the price more than RM100k for one unit. I even called one of the seller and it seems he bought two units over there and intend to sell both units by marking up more than RM100k. I believe these people spoil the market and worried low occupancy units at our side :(!

There will be a new launch of a serviced apartments called Satori Suites (29 levels)in MELAKA next week. I am considering to invest in a small unit 376sqft at 15th floor. The list price is about rm454950 and discount of 17% is given, making it about rm377610. If purchaser pays 30% within 21 days from the date of spa, extra 5% will be given on the RM 377610. It makes the net price rm358735,meaning rm954/sqft.The GRR is 6% for first 3 years and share of profit (purchaser 80%) from 4th to 15th year (estimated return about 4 to 8%). What do you think about this investment? The project will he completed in 2021.

• PRICING!!
• Land title search – to ensure if the property has been issued with individual/strata title.
• Caveat (a legal notice to stop or suspend a property sale)
• Bumiputra lots?
• Is anyone still staying there?
• Can’t inspect the exact unit but inspect the similar properties & surrounding units.
• Read POS (Proclamation of Sale – Issued by Bank) thoroughly
• Agent commission? (Paid by bank? Or you have to pay?)
• Run Reports form BRICKZ to see past transactions.
• Outstanding bills – take copy of the POS & goto TNB, Syabas, Property management office, land office to check what’s the outstanding bill (estimation).
• Allow R&M budget
• Prepare bank draft

December 2, 2017Hi ongkl – sorry, only because I’m super new to this auction property area, I would like to ensure I’m equipped with info – Few Q below, hope you don’t mind and thanks a lot in advance! 🙂
1) What are the key info we must pickup from POS?
2) How can we search if there is a caveat? (goto land office?)
3) What are the documents that we expect to sign at auction day if bid is successful?
4) LACA cases (No title) – Can we direct transfer title from developer to new buyer? Do all property lawyers know how to do this? What is the factor that may cause delay? Developer refuses to help?
5) Agent commission – How do we know if the bank will pay the agent commission so that we don’t have to pay the agent? (usually is 1% of the reserved price?)
6) What are the sources we can do due diligence on the demand of the property? (eg: BRICKZ, where else to get accurate and uptodate info?)

Sorry for the late reply. Answers to your questions:
1) All info on POS.
2) Land office or with the help of a conveyancing lawyer.
3) Should be stated on POS. If not please check with the agent or auctioneer.
4) Yes. Most lawyers know how to do this. Obtaining consent from authorities is the main factor that causes delay.
5) Verify with agent before engaging him/her.
6) The latest first hand feedback from agents in the area.

Im thingking of buying a unit at Indah Samudra. Is that building safe. I saw some cracks in the wall. Or could it be cracking wall paint. And its in the 7 th floor with a bit of straits view. Are there plan to build up high rise apartments on the sea front as i saw land reclaimation going on.
Whats the price of a two and three bedroom unit when it was first built in 1994?, i think.

Have contacted more than 15 agents but didn’t yield good results unfortunately. She’s getting older and is keen to sell off the house to move to PG and stay with us, her health condition is also not great, the longer this is dragged on, the more burden it is on her physical condition. If you have any tips like good trustable agents, or has some potential buyers, please let me know.

The property should not have very much problem to sell as it’s very well maintained. However, you may want to try the following to expedite the selling process:
1) Look for more promising agents who are advertising on prominent platforms such as propertyguru, iproperty and news papers. A professional agent should have their picture and agency details shown on their online advertisements. Giving each agent 2-3 months to try is already good enough before engaging another agent. Don’t forget that you can always engage more than one agent at the same time.
2) Consider lowering the asking price as your mother-in-law’s health condition is more important than anything. Remember time is more worthy than money. For example, if you can sell it away one year faster, it’s already worth a 3% discount based on today’s fixed deposit interest rate, without taking her health condition into consideration.
